Hi,
1) Whether upsizing or downsizing is depends on your needs and not wants.
2) Do you need to entertain guests frequently, bigger space for daily living, a larger kitchen to whip up a delicious meal, or bakery is one of your hobbies thus need a larger kitchen. All these shall determine whether you have the needs.
3) If you are troubled by a messy, dirty large area, pests roaming the area, cleaning and tidying is a chore that you wanted to avoid. Then should plan for a down-sizing. Here we are saying this is a right-sizing for needs.
4) And you can also choose the size you feel most comfortable with and not necessarily the 2-rm Flexi.
5) Your family and friends who could have recommended the 2-rm Flexi are mainly because of the priority given for seniors (more are allocated for seniors than the young single or couples). Lower resale levy compares to the 3-rm and bigger size, also because it is in lower lease compared to the normal 99 yrs.
6) You can also cash out from an existing flat and use the money for something else in your life then let it lie in your existing flat doing nothing.
