Hi, guru. If I going to buy a resale flat which valuation-$340k,COV-$30k, combined CPF-$15k, please let me know how much cash I need to prepare for the whole buying process(20%valuation, COV, stamp duty, legal fee, admin fee, agent fee, & other hidden cost and the payment timeline if i paid the deposit $1k on 1/10/2012.Thanks.

Morning,

Assuming that you get 80% loan, the following breakdown will apply for your case:

5% cash: $17k
15% CPF: $51k (Top up with $36k cash due to insufficient CPF)
Stamp and Legal Fee: $8.1k (Pay by cash due to insufficent CPF)
Admin fee: $450 (HDB admin fee, valuation report, property tax refund, caveat, etc)
Commission Payable: To be negotiated (Max at $3.7k)

With such calculation, you will require $96k cash. $5k is payable on Option and Exercise of OTP. $86k payable within 3 weeks from completion. Commission payable is only upon completion of HDB appointment.

Below are the calculations for your reference:
Total Cash Outlay (estimated)=> $96k
5% cash: $17k
COV: $30k
Cash top-up for 15%: $36k
Stamp fee: $5.7k
Legal fee (estimated): $3k
Misc. (val report, HDB admin fee, caveat, etc): $0.5k
Agent Commission (estimated): $3.9k (inclusive of 7% GST)

Total CPF utilized (estimated): $15k

Usual completion will take between 12 to 14 weeks. $5k deposit is to be paid upon OTP being granted and exercised, while the remaining will be around 2-3 weeks before the HDB 2nd appointment.
