Hi Tan, it is indeed very hard when we all first start out in this line.

Here are some inexpensive ways to find buyers/sellers.

1. If your company has developer projects, do try to get into the core team to serve walk-ins. Of course you will try to sell them the project you are marketing. But if the project does not suit the customer, do find out what their needs are and try to find the appropriate property for them.

2. Announce to everyone (friends, relatives) that you are now a property agent and that they can find you for any property related issues. Usually, someone will surely know someone who is buying or selling.

3. Flyers are inexpensive, but it is time-consuming to distribute. However, if you can afford the time, do make it a point to distribute flyers yourself. You will familiarise yourself with the area, and also you may meet owners who are keen to sell while you are distributing.

4. Open an account with propertyguru and try to answer queries from buyers and sellers. Usually the questions are not that hard to answer, and the more you answer, the more you will encourage yourself to know about this trade, and of course the more knowledgeable you become. People are impressed with agents who have indepth knowledge about real estate, following recent bad publicity about rogue agents. The more you advertise your knowledge, the better the chances of sellers and buyers contacting you.
