Hi Guru,
I have a question related to HDB house & Private Condo/Apartment.
1.I bought HDB flat in 2001 without HDB grant if i want to buy another EC/Condo/Apartment as investment is that affected by the new HDB rules?Is that my current HDB needs to sell within 6 month or still able kept.
Can i have HDB and Condo together?
2.If i want to buy the new EC is that able to take Grant?If household income >10K?If unable the grant how many percent loan can i take out from bank?If buy condo not EC is that ok?
3.Is that confirm with the HDB ,no MOP requirement can have second property?
4.If i have a private property in other country can i buy EC/ondo in singapore again?or must sales aways other country property first.

Afternoon Sam,

The new ruling only becomes effective after 31st Aug 2010.
Only condo owners who want to buy a HDB flat, need to sell their condo, 6 months from key collection, not applicable for HDB owners who want to buy private property, after MOP.

With your current pay exceeding the income ceiling, you will not be eligible to purchase new HDB unit and also not eligible for grant.
To buy a condo, with an existing HDB loan, bank can only grant a maximum of 60% loan.

As your 3rd question is quite unclear, all I can say is that any HDB owners, who bought theor unit after 31 Aug 2010, have to fulfill the MOP, before they are eligible to purchase a private property.

With your current situation, as you have fulfilled your MOP, then answer would be 'NO'

Hi Sam,

You are able to buy a condo or apartment and at the same, hold on to your HDB bought in 2001. For this case, the new ruling does not apply to you and MOP is not required if you purchase a private property for investment now. However, should you have any outstanding mortgage loan, you are only able to loan up to 60%.

Should you own any private properties in other countries; you need to dispose all the private properties within 6 months after you purchase a new Executive Condo from HDB.
