Hi Guru, i currently owns a resale 4 rm at bukit panjang for more than 5yrs. i am thinking of selling and buying another 4rm resale flat around the same area. how much i can take back in cash and can i loan from hdb again for buying another resale flat? Currently i am 30yrs old. Do i need to return hdb for the grant that i initially took?

A very good morning to you!

In order for me to draft out a financial plan to calculate the sales proceeds of your current HDB, I will like you to share more information with me.

1) full address so I can find out the estimated sale price
2) your CPF OA funds utilised plus accrued interest
3) any outstanding loan

As for purchase, how much HDB loan have you take before? One can take a HDB loan max twice only.

Lastly as you are purchasing a resale HDB thus you don't have to pay a resale levy unless you are going for a BTO.

Dear owner,

In order to work out your cash proceeds, we will need to find out your how much outstanding loan is there currently which will be deducted off a probable selling price of your unit on top of deducting away whatever CPF you have utilised for this purchase including the accrued interest. If you do not intend to take up any grant and will be using a bank loan for your next purchase, you are entitled to plan out how to utilise your sales proceeds. If you have only taken HDB loan once, you are eligible for 2nd time HDB loan, however, 50% of your sales proceeds will be retained to finance your next purchase. Let me know if I may advise further.
