The estimated valuation for an EA in that area is about $460k - $520k, depending on its vicinity to central, not including the Cash Over Valuation.

As for current market in private. It would have to depend on the location that you are looking at. For core central region, the market is cooling off with lower transactions. For outside central region and the rest, the demand is still visible. Its up to you to decide if the market will stabilize in a few months. You might want to look into liquidating your cash flow to look for good buys when the market quieten down. But there is really more to this and I will be glad to share, just let me know..
