Hi, Guru,
I am currently owning resale 4 room HDB bought without cpf grant. I would like to apply a new BTO. However, considering my cpf plus if i apply grant only sufficient for 10% first down payment and in 3-5 years, I don't think my cpf will have sufficient for 2nd 10% payment. Is there a way that i can sell out my existing resale flat to fund my 2nd 10% down payment during key collection in time?

Good afternoon Alan,

First 10% is required during signing agreement for lease and subsequent 10% when you collect keys for new BTO. Provided you are eligible for 80% HDB loan.

I just sold my client's 3RM flat in Woodlands cause he needs the funds to finance his BTO purchase (TOP in Feb 2023).

HDB willing to waive any late penalty payment cause his funds wont be in when BTO TOP and I still manage to secure a 3 months extension for my seller so they can have a smooth transition to new BTO.

It can be done, rest assured.

Good morning Alan,

1st 10% downpayment is required during Signing of Agreement of Lease, and the next 10% when you collect keys to the new BTO.

We can time the sale of the existing flat such that the proceeds come back in time to fund this subsequent 10% and the balance shortfall so that the key collection to the new BTO is not an issue. You may also be eligible for the temporary loan from HDB that acts as a bridging loan for the transition.

I have helped various homeowners to do the same and will be happy to guide you through. The only challenge is probably to get a queue number to choose in the first place as its usually tough for 2nd timers to get an unit in BTO exercise.
