Hi Guru,
I am 36yo, single SC and looking to buy a resale HDB 3/4rm flat that has SERS potential.
If my flat is selected for SERS in future, am I eligible to solely-own the new build flat?

I fully understand your plans on this. However personally, I do not think it is wise for you to think of such a strategy at the moment. Firstly, we would not know for sure which blocks or neighbourhood are undergoing SERS in the future. With the minister already make a statement that not all flats will undergo SERS, playing with that strategy is a very dangerous move at the moment. Secondly, most of SERS potential blocks are very old. As you are only 36, most probably the flat lease could not last you till 95 years of age and therefore your loan quantum and CPF valuation limit will be affected. I will explain it further if we got a chance a meet up. And lastly, you won't be able to purchase the replacement flat of the same size if your status and HDB regulations remains the same in the future. Currently, singles are only allowed to purchase a 2 room flat direct from HDB in a non mature estate area. Replacement flats is considered a flat 'direct from HDB'.
