Hi guru, got some enquiries about the temporary extension of stay when seller couldn't get their own flat in time. Is it possible to let seller to extend their stay if they never get their flat in time with no extension submitted during the OTP? I have this seller who never submit their extension when OTP and when the completion date come nearer. He told me he couldn't find his flat in time and require extension. What should I do now? I have discussed with my agent but I need additional info. As I need the flat urgently. Thank you

Hi,

If there is no extension agreed between both parties during the OTP stage, you are not obliged to let the Seller continue staying in the flat, as you will be deemed the rightful owner on completion date.

I would suggest you to take possession of the flat upon completion, as the Seller has not even found a flat. Even if he found, it could be another few months before he will be ready to move.

    Yes. During the OTP we agree the extension. I have check all the hdb application and never found temporary extension of stay application in my HDB portal.
Hi, you could reject their request or to charge rental for their extension of stay after the completion.
