Yes for flats 60 years old and below, the cpf you can use for the purchase starts to get pro-rated accordingly by a formula set by CPF board and not 100% of your cpf can be used. If its enbloc, nobody can really confirm as each enbloc exercise is unique and by then policies may have changed drastically. 1. The CPF withdrawal limit will depends on the balance year of lease when the owner reach 55 year old divided by the remaining year of lease at the point of computation.
2. This has to be refer to HDB. According to the previous affected owner, there are allow to choose.

Afternoon,

Do note that all HDB with lease of less than 60 years would mean that you cannot utilize all your CPF monies. The percentage of fund that can be used will be calculated based on your age and the unit's age.
As for enbloc, should it takes place, singles are likely to be awarded option on 2 to 3 room flat, depending on the enbloc exercise's requirement. There were some enbloc single owners from Tanglin Halt being awarded to 3 room flat selection along Strathmore.
