Hi Guru,

Can I buy an EC as single owner if I am below 35 years old? If not, can we buy as a married couple? Can we own properties overseas if we buy EC as a married couple?

Hi Stella,

For new EC, to be eligible you need to buy with your SC or SPR spouse. You have to dispose your overseas properties for 30 months before you can apply for new EC.

Hi Stella,

You can buy an EC under your single name, provided you list your husband as the essential occupier for the EC. In this case, only your CPF can be used for financing the mortgage installment on the EC.

Upon the purchase of the EC, you and your husband (whether if he's the co-owner or the essential occupier) will have to dispose off all interests in overseas residential properties.

For resale EC, it is like any other private property, you can purchase alone and there is no requirement for you to purchase as a couple.

If you own an overseas property, you will need to seek a waiver if you were to purchase a NEW EC. For resale EC, there is no restrictions on foreign property ownership.
