Hello, for apartments/condo type property, there are mainly sub-divided into 2 types.
1. BUC units (building under construction)
2. Resale private property
I will share with you the outline of the steps overall. Of course this will be a stripped down version for your understanding.
For BUC units, the property is bought directly from a developer. An agent will facilitate the whole process.
1. Assess your affordability and loan eligibility. Secure loan with banker.
2. Choosing the right project and unit for potential investment capital appreciation.
3. Selecting the unit by paying 5% booking fee
4. Engage Law Firm and exercise Sales & Purchase Agreement (pay 15%)
5. Pay buyer stamp duties and additional buyer stamp duties
6. Pay mortgage per month based on how much bank have paid the developer (under BUC progressive payment scheme - propertyguru have a good article on it, you can google to find out more).
7. Legal Completion and moving in
For Resale Unit, it is a private treaty between 2 parties (seller and buyer). An agent will facilitate the process between 2 private parties.
1. Assess your affordability and loan eligibility. Secure loan.
2. Selecting what is available in the market
3. Seller issue option to purchase (OTP) - 1% fee
4. Buyer exercise option to purchase (OTP) - 4% fee
5. Pay buyer stamp duties and additional buyer stamp duties
6. Lawyers on both parties will assist with some legal activities such as lodging caveats, clearing of mortgage etc.
7. Legal Completion and moving in
Some other things to take note:
Maximum bank loan for a property is 75% of property purchase price. For a foreigner, the remaining 25% will be in cash.
There are plenty of 'mini-steps', layers of communication and areas that an agent will assist to ensure the process is stress-free and nothing is overlooked. I have access to bankers and lawyers who can facilitate the process as well.
