Hello, for apartments/condo type property, there are mainly sub-divided into 2 types.
1. BUC units (building under construction)
2. Resale private property

I will share with you the outline of the steps overall. Of course this will be a stripped down version for your understanding.

For BUC units, the property is bought directly from a developer. An agent will facilitate the whole process.
1. Assess your affordability and loan eligibility. Secure loan with banker.
2. Choosing the right project and unit for potential investment capital appreciation.
3. Selecting the unit by paying 5% booking fee
4. Engage Law Firm and exercise Sales & Purchase Agreement (pay 15%)
5. Pay buyer stamp duties and additional buyer stamp duties
6. Pay mortgage per month based on how much bank have paid the developer (under BUC progressive payment scheme - propertyguru have a good article on it, you can google to find out more).
7. Legal Completion and moving in

For Resale Unit, it is a private treaty between 2 parties (seller and buyer). An agent will facilitate the process between 2 private parties.
1. Assess your affordability and loan eligibility. Secure loan.
2. Selecting what is available in the market
3. Seller issue option to purchase (OTP) - 1% fee
4. Buyer exercise option to purchase (OTP) - 4% fee
5. Pay buyer stamp duties and additional buyer stamp duties
6. Lawyers on both parties will assist with some legal activities such as lodging caveats, clearing of mortgage etc.
7. Legal Completion and moving in

Some other things to take note:
Maximum bank loan for a property is 75% of property purchase price. For a foreigner, the remaining 25% will be in cash.

There are plenty of 'mini-steps', layers of communication and areas that an agent will assist to ensure the process is stress-free and nothing is overlooked. I have access to bankers and lawyers who can facilitate the process as well.

Dear Buyer,
As a buyer, you need not pay an agent any fees. So, it is good to engage an agent like me to help you.

Next, as a foreigner buying a property in Singapore, there is a 30% additional buyer fees that you must pay to the Inland Revenue. for example, if the property is worth $1million, the following is your breakdown:-
a. Cost - S$1million
b. 3% basic stamp duty
c. 30% additional stamp duty
d. roughly $3k legal fees

Hi,

1) There are no restrictions for foreigners buying property except landed property.
2) All foreigners have the free will to buy a residential property in various types of tenure, be it as freehold, 999 yrs leasehold, or 99 yrs leasehold.
3) Foreigners are also able to apply for a mortgage loan from any private banks, the same interest rate and the amount entitled based on the active and passive income, receive locally or overseas.
4) MAS (Monetary Authority of Singapore) guideline on a mortgage loan is applicable to locals and foreigners. It is a maximum loan of up to 75% LTV (Loan-To-Value).
5) LTV means the loan amount is based on the value of a property determined by a licensed valuer appointed by the bank.
6) Thus anyone who needs financial assistance from a finance institute will need to conduct a TDSR (Total-Debt-Servicing-Ratio) assessment to determine how much he could receive. This assessment can be done by a banker or a property agent.

7) There are 2 types of residential property which has a different way of payment; Building-Under-Constructions & Resale.
(a) Building-Under-Construction (BUC)
deposit 5% for an OTP -> sign an S&P (Sales & Purchase agreement) within 5th weeks from the issue of OTP -> Pay buyer stamp duty within 7th week from the issue of OTP -> Pay 15% completion on 8th week from the issue of OTP -> Pay another 5% upon completion of foundation -> The rest of the payment will be settled by the bank if able to receive 75% loan from the bank.

(b) Resale
Deposit 1% for an OTP -> Exercise the OTP by paying 4% within 14 days from issue of OTP -> pay buyer stamp duty within 2 weeks from exercising the OTP -> Pay the remaining 20% around 3 months from the issue of OTP (assume the rest of 75% is settled by the bank).
