Evening Sandy, First because both of you are SPR, you must first fulfill SPR status of 3 years respectively before eligible to purchase resale HDB. I can recommend bankers to you to advise you on the loan amount (in principle approval) that both of you can obtain from banks. If you don't have any outstanding housing loan, it will most likely be 80% and it will be based on 60% total debt servicing ratio on your combined income. 20% downpayment will be 5% cash and 15% CPF/ cash. Other costs will be cash over valuation, legal fees, valuation fees, resale HDB submission, agent's commission, buyer's stamp duty and 5% additional buyer's stamp duty thats applicable to SPR.
