Hi, Good Afternoon! I am Sandy and would like to ask some questions for buying house. May i know how much i have to prepare cash for want to buy 3 rooms flat or 4 rooms flat. Me and my husband both are PR and we are working also. We have some amount of CPF also. Please advise.Thanks.

Evening Sandy, First because both of you are SPR, you must first fulfill SPR status of 3 years respectively before eligible to purchase resale HDB. I can recommend bankers to you to advise you on the loan amount (in principle approval) that both of you can obtain from banks. If you don't have any outstanding housing loan, it will most likely be 80% and it will be based on 60% total debt servicing ratio on your combined income. 20% downpayment will be 5% cash and 15% CPF/ cash. Other costs will be cash over valuation, legal fees, valuation fees, resale HDB submission, agent's commission, buyer's stamp duty and 5% additional buyer's stamp duty thats applicable to SPR. Evening Sandy, How much cash you need would depends on multiple factors. The size of the unit, location, are you buying above valuation, how much CPF OA you have at hand and how much loan you can get can drastically impact the figures.
