Hi Geryl Lim thank you for your reply. Base on your reply you mentioned that it's nothing wrong charging more then market price for the commission. Also you said I should have did my homework before agreeing for the amount.

Yes I agree to what you said. For your info I did share my reasons why I need to rent out the whole unit. Its due to some financial difficulties I am facing and also for medical treatment which my husband is going through after he got stroke. He is a Malaysian and was in Malaysia when he got stroke. My children was not happy with the medical treatment in Malaysia so they brought him to Singapore to give him treatment. They are not earning high income but thought that the whole family can share for that treatment.

Covid 19 have changed the whole situation and we find it difficult to cope up with his medical bills. I am working as a security officer for 12 hrs a day and I am 63 yrs of age. I explain to the agent and I trusted her to be honest. Truly I am not aware of the market price for the commission. If the agent could have explain to me regarding the market price then I would have considered nor to book her as a agent to find tenants for to rent the flat. She was kind and the way she talk I trusted her. Yes she got the tenants for me. Actually I requested for about 3k rental per mth. But she got me the rental for $2800. its a fully furnished house which was renovated about 3 yrs back.

As a client who facing so much of financial issues and desperately need to rent out to earn extra to solve my financial issues, do you think I can afford to willingly pay her double the market value? I was charged 1 mth extra rental by the agent. She did not explain to me properly regarding the commission.

If she have explain to me that the market value is 0.5 mths rental for her commission but I can pay her more if I can afford or willingly then you can say that I agree to pay her willingly but she did not explain to me but she charged me 2 mths rental for 2 yrs Put yourself in my shoes and honestly think will you pay the agent extra 1 mth rental when you know that you need that amount desperately to solve your financial issue.
I did not ask the agent to sacrifice her commission so she should have think wisely and charge me the market value.
Agents are like lawyers. There are lawyers who fight for clients free of charge if they know that the client have financial issues and won't be able to pay the fees. There are kind and caring lawyers in the market. Likewise there might be some caring and kind property agents who might be in the market who might have sacrifice their commission or could have charged below market value or could have checked with the client who is suffering how much they can pay .And they could have charged the poor client accordingly.

That is the spirit of caring agent some poor clients are looking for. I am one of them.

In fact I was recommended to this agent by my son who bought the house which her father was an agent for the seller. Did The daughter or father did not even pay my son any commission but instead they charge me extra 1 mth rental.
Anyway most of the agents have mention that they charge market price. So far you are the only 1 who tell me that your clients are willing to pay you above market value. The clients you faced might be rich and might be renting or selling just to make more money. I mean treat as investment. So they are "willing" to pay you extra even if you have "charged them marketing value".

Willing and intentionally charging are 2 different meaning.

Thanks to all the agents who even spoke to me and even advise me to talk to the agent. These are the type of agents who some poor people are looking for. They did this for free of charge. I also like to thank all the agents who have read and replied me. This channel is truly helpful for all those who need to know anything about renting or selling their property.
