Good morning,

Generally yes as the buyers are able to see and visualize the actual unit and can see themselves moving in soon. This creates more urgency for buyers who found an ideal unit and are willing to pay a bit higher to outbid the competition and secure. Prior to TOP there is some uncertainty for buyers who have trouble visualizing the size off plan, hence a potential reason for hesitancy to put in a higher offer.

Unit price usually appreciate in midst of construction with inflations and market conditions contributing to it as well.

Buyers are more willing to pay a premium when they are able to feel and see the unit.

Hi,
Prices of new launch increase during various stages. When developers hit certain milestones like 50% or 80% sold, they tend to increase prices. Upon completion of 3 years of purchase (when SSD expires) prices tend to increase as buyers tend to do sub-sales. Upon TOP, prices tend to be higher as well. So, over time from launch to TOP and thereafter, prices of new launch always tend to be higher. As such, if you plan to buy a sub-sale unit, you got to exercise caution. Are you paying over and above the market price?

Ideally, you want to buy a new launch nearby that particular location which will put you in a better stead than buying a sub-sale. So, it all depends on your needs and wants. Please do contact me directly, so that I may shed more light on this matter.

For newly TOP projects, upon TOP it will become more competitively because potential buyers will be able to visit the project and upon purchase, they will be able to move in sooner and therefore typically after TOP the pool of potential buyer will be larger.
