Hi Experts, would like to get advise for my ppty purchase. To cut the question short, I'm still 4 mths away from MOP.. Im thinking of purchase private ppty and required some cash top up. Im looking to park the spare cash into some short term (6 mths) fixed deposit / TBill etc.. E.g if my OTP date on 1 Apr 2023, when will i need the cash? If i put my spare cash for 6 mths fix deposit now, whether i can get it back for payment on time.. Thanks in advance

Hi,

For a start, you can only purchase the private property only upon MOP fulfilled which is 4 months later. Next, for the private property it depends on whether you are purchasing resale or under construction private property. If its resale, typically only 5% is required within 14 days of the OTP for the option fee and exercise fee. The balance of the sales price will be required by completion, which is typically 8 to 12 weeks away, which is when you will need to have the funds ready. If you plan to use this spare cash for fixed deposit to earn a bit of return, you should go with a investment vehicle that can allow you to have the funds ready by week 8 to 12.

Hello, I help my clients move from HDB to their condo home smoothly, without any ABSD or renting. They are also very clear on the timelines and are able to plan their cash accordingly.

Assuming you don't need the sale proceeds from your current house..

You'll need to prepare in 1% option fee (Cash) on 1 April 2023
+ 4% option exercise fee (Cash) before 15 April 2023 (usually 2 weeks option period)

The rest assumed to be covered by maximum loan 75%

You can use cash or CPF to pay for the remaming 25% 1~2 weeks before completion, should be around early~mid June 2023 (depending on completion period, usually 8~12 weeks)

Stamp duty can be paid via CPF (law firm usually advise to pay upon exercise).
Though depending on situation, you may need to pay with cash first, then reimburse from your CPF OA.

If you plan to use this spare cash to earn a bit of return, choose one that allow you to have the funds ready by May.

Do take note, You'll also need to complete a 7 days cooling period from the completion of Intent to Sell to issue an OTP for your current house.

And also take note on your sale and purchase timeline, otherwise you may be liable for ABSD.
