Hi experts,

I just turned 35 YO and wanted to apply for a resale flat. However as my monthly income is abve 7k (currently drawing 8k per mth), im not qualified for hdb loan.

Recently applied for the IPA under DBS and gotten an amount of 250k. With my CPF OA of about 150k, do i still stand a chance to purchase a resale hdb?

Would also like to check if i can submit a appeal to HDB so that they can grant me hdb loan instead?

Hi, yes you stand a chance to buy a resale HDB still, you can firstly go apply for an HFE which will show you the range of houses you can buy within what budget based on your financial situation. You can submit an appeal, but usually if there's no special situation, it will not get granted.

Hi,

Yes you can consider older 3-room hdb resale in some estates, around 400k. May I know how much cash you have set aside for the purchase as well? You can try for the appeal but exceeding by 1k chances may be slim.

The absolute figure looks like $400,000, meaning you may not have that many choices for resale 3room flat with fresher lease balance. You can definitely try appealing for HDB loan. No harm done.

Hi,

1) It is strange that your IPA only has $250k.
2) According to the MSR calculation, when your monthly income of $8k, you are supposed to be able to get a maximum of $448k.
3) You may want to check with the bank about what can you do to increase your housing loan.
4) With a budget of $400k, your choice would be limited to 3-room or 4-room improved flats (~80+ sqm).
5) It is unlikely that the HDB would approve your appeal unless there is a strong and valid reason. The HDB is quite conservative in releasing HDB loans.

- This amount can be sufficient for a resale HDB flat, depending on the location, size, and condition of the property you're considering.
- Appeals to HDB for loan eligibility are generally not successful if the income criteria are not met, but it’s always worth a try if there are exceptional circumstances.
