Hi everyone. My 4room BTO would have been fully paid by 5-yr MOP timing in Jun'18. Im interested in buying a PC unit in the north-eastern area. particularly interested in H2O residences. When would be the earliest timing to start my financial consultation or property hunting?

Do take note of the cooling measures applicable:

1) additional buyer's stamp duty of 7% as Singaporean

2) need to set aside basic retirement sum of $85.5k in your CPF OA + SA first before you can use the excess CPF OA funds in the purchase.

As for househunting, I will suggest to commence viewing probably 1 month before your MOP date. We can view a few projects first then zoom into the project that you really like.

If you start too early, you might end up disappointed when you like something but you cant commit into it due to the MOP date.

Dear Sir/Mdm,

Congrats on completing your MOP. Are you looking to purchase a upgrade to a private condo or to purchase a 2nd property?

I would suggest you to work out your finances as soon as possible before you embark on the house hunting.

If you are upgrading to a condo, then you may wish to appeal to HDB for a wavier of the balance MOP so that you can kick start the process earlier especially now that sentiments are positive and prices may move north soon. For upgrading, it depends on whether you have the resources to purchase the condo first or you need to recycle the funds from your current HDB towards the condo purchase. If you need the funds from current HDB, then we will need to plan the finances and timeline carefully such that you can transit smoothly and seamlessly without the need for an interim housing solution.

If you are buying it as a 2nd property, then you will need to factor in the 7% Additional Buyer Stamp Duty (ABSD) into your calculation. You will also need to take note of the CPF usage restrictions for a 2nd property. With a fully paid up HDB, you will be able to leverage fully ie 80% for the next property.

Congratulations on your new milestone. May I know if you are purchasing the PC as a 2nd property or will be using the hdb sale proceeds to fund the upgrade?

If the former, do note ABSD of 7% applies. If the latter, the transition needs to be planned smoothly such that we can avoid the ABSD outlay and avoid moving twice.

I be happy to share more on the indicative financial plan and the rough loan attainable if I can have more details. Once there's some idea, it might be good to start early if you have a few condos in mind to view.
