Hi everyone! I've owned a HDB 3 RM flat in near Commonwealth MRT station. I've been renting that unit for almost 2 years since the rental price is going up. I'd like to know if it's a good time to rent or sell it as I'm living in the States for almost 4 years. I'd appreciate any advice from you guys. Thank you!

Dear Phoenix,

May I first enquire if you are a Singapore Citizen or Permanent Resident?

For the latter, you will no longer be allowed to sublet your HDB out once the existing tenancy expires with immediate effect. Otherwise, may I enquire more details about your unit in terms of the age of unit especially as well as if you have any intention to be back in Singapore. Rental income for HDB will always be attractive, however, there maybe some inconveniences caused to the landlord when the tenancy is expiring for taking over and handing over to the new tenants, as well as the maintenance of unit during the window period.

Evening,

If you are PR, you are not eligible to apply for rental of whole unit after your current approval have expired. Hence you might not have much choice but to sell it after if you were to stay in US.

However, if you are SC, renting of your unit might be a good choice.
