Hi everyone,

I recently got married and am based overseas with my husband who is not a Singapore citizen/SPR. We plan to buy our own home and am looking at resale HDB in Singapore (I am citizen).

We only got posted overseas but am not sure when we will be posted back home. My question is - Can you rent out your HDB flat (if you buy a resale one) if you are based overseas at the point of purchase? I know that you can get approval from HDB if you get posted after you buy the HDB but not sure if it applies if you are already overseas when you buy it.

Can anyone advise please?

Good afternoon,

Both of you are not eligible to purchase a resale HDB under non citizen spouse scheme because your husband does not have a work pass or visit pass for both of you to qualify in this scheme.

Alternatively you can opt for a private property instead. Let's look for one that's affordable with capital gains potential. It will be a good form of savings while both of you are working overseas.

As my colleague correctly pointed out, you will not be eligible to buy a resale flat.

If it is for investment and for stay subsequently, a private property may make more sense as you can rent it out immediately to generate income and the upside potential is certainly higher as compared to HDB.
