Hi Everyone,

I have a question regarding buying a condo in Singapore. I am currently working in Singapore with an EP and I am applying for my PR since I plan to settle down here in Singapore. However, as we all know, there is a 10% difference in ABSD rates imposed on foreigner and PR on buying property.

Let's say that I finally receive my PR and I bought the property with 5% ABSD rates. Then, five years later, I decided to go overseas to pursue a new career opportunity and I decided not to extend my PR. My question is: do I need to pay any additional property fee if I plan to still have my Singapore property? I will still be paying for the property loan.

Hi Kev,

The ABSD is only payable at point of purchase and according to the purchaser profile then. If in the future you decide not to renew your SPR status, you need not "pay back" the difference. Its works both ways, if you decide to convert to SC later, you can't claim for a lower rate either. It is not retroactive.

Hi,

ABSD is a stamp duty, and is payable one-time upon the date of purchase. If upon purchase you are a PR, you will only be liable to pay 5% ABSD. It does not matter anymore after that.

Good evening Kev,

Not to worry. Payment of stamp duties is a one time payment. Even if you lose your SPR status in future, you dont have to top up the 10% stamp duties.
