Hi everyone, i have a burning question to ask.

We bought our first BTO from HDB and was not granted any grants(EHG/AHG). Due to some complication with my ex-fiancee, She decided to drop out and eventually I became sole owner and my wife is listed as an occupier.

Question is :
1. Will we be eligible to receive grants(apart from proximity) if we were to sell our BTO flat and buy a resale?

2. what are the options that we have moving forward?

3. am i eligible to buy another BTO considering our situation?

4. Are we considered first or second timer? since wife is occupier and im sole owner?

Asking this from the context of a sole-breadwinner, wife is a homemaker.

Good morning,

Is your MOP of 5 years fulfilled? If so, yes you can purchase the next resale HDB. If your wife's name was added as an essential occupier back then so you guys can be eligible to keep the BTO, it is likely that both of you are considered 2nd timers. Buying direct from HDB is considered to be buying subsidized housing, hence it is considered one subsidy is used up. Yes you guys can still apply for another new BTO , but the chances will be quite slim as 2nd timer subscription rate is usually quite high with less quota of flats set aside for them. There is also a resale levy payable depending on the current flat type for your subsidized flat. Buying resale HDB will not require resale levy and as you have mentioned, you can qualify for the proximity grant if the next flat purchase is within 4km of your parents place.

Hi Sir,

Allow me to try to provide you with some clarity.

1. If you were to buy a resale, if your wife is still a first timer, ie had never purchase any subsidised housing before then she will be entitled to her share of the first timer grant, which is 50% of the full grant.

2. You will be eligible to purchase a BTO, bigger resale flat or a private property if financially you are comfortable.

3. Yes but you will be considered as a 2nd timer and is liable for 1/2 of the resale levy, For your wife, if she is just the occupier, then she is considered as a first timer.

In general, you have already utilised your 1st timer chance for your current BTO, and you will be considered as a 2nd timer for your next BTO application, where resale levy will be applicable. Your wife may be eligible for half grant if you are going for resale.
