Hi,

You will be buying under non-citizen family scheme, if you are below 35. If you are 35 & above, can buy under single singaporean citizen scheme.

BSD is approximately 3% of the purchase price or market valuation, whichever higher. No ABSD is applicable if your parents are included as occupiers to fulfil eligibility, as occupiers are not considered legal owners. But they cannot own overseas property.

The income for loan assessment will be only yours, not your parents. You may still be eligible for some grants depending on your income.

Are you below or below 35 years of age. Generally, non-citizens are not allowed to be named as a co-owner of property, thus no ABSD will be applicable in this case. They are part of the considerations to form the family nucleus only.

The BSD will be subject to the purchase price of HDB, capped at 6%. For HDB purchases, if below $1m, it will be $3% of the purchase price minus $5,400. Have you applied for your HFE?

ABSD Implications: ABSD may not apply if non-resident parents are included as occupiers to fulfill eligibility criteria. However, they cannot own overseas property. Loan assessment income will be based solely on the buyer's income.
