Good morning,

As long as you have fulfilled the MOP requirement, HDB will not prevent you from moving from one location to the other. However, if you have utilized HDB loan for your current unit and intend to utilize your second HDB loan, you will need to be more concern on the amount of cash proceed from the sales before moving forward.

Hi,

As long as your MOP of 5 years are fulfilled, and you can purchase under 1 of the eligibility schemes and financially equipped to do so, you can change to another 3 rm no issue. Hi Mr. SGguy again,

There are no restrictions from HDB to prohibit flat owner to change flat.
The only constraint is you "MUST" fulfill the MOP. There are also misunderstanding of MOP in certain situation; such as you have bought your flat for 5 yrs. That does not automatically considered as fulfill MOP.

During the MOP period:
(a) You were away from SG for a continuous of a year due to work. (Your passport will show).
(b) You had apply to rent the whole flat out due to personal reason.
The above will halt the MOP, and starts counting again when you come back to consume the flat.

There are many personal reason involved when decided to buy and sell. Unless the transaction seems suspicious such as especially low price (a lot more lower than average price), then HDB will request for a letter to explain the situation with proof.

Dear Sir,

It is perfectly fine to sell a 3rm HDB and purchase another 3rm HDB at a different location. However, do be mindful that the finances will have to make sense as when you purchase, you will need to pay the stamp duty of about 3% of the purchase price. There are other costs such as legal fees and salesperson commission when you transact a unit.

It may be more worthwhile to get a bigger flat instead if you are going for the switch! Please feel free to contact me so that I can understand your situation better and provide you with further assistance on the timeline, procedures and more importantly the finances portion!
