Hi,

You do not need to return the grants to the government when you sell. When you receive the grant, it is credited into your CPF OA account and thereafter drawn down to fund the purchase price of the flat. When you sell the flat, the grant amount becomes part of the CPF utilized + accrued interest of the flat when you sell, which you have to return to your CPF OA account upon sale. This CPF OA amount can be used to purchase the next flat, assuming you have not reach 55 years old.

Hi Sir/Mdm,

There is no need for you to return the housing grant because once given, it is your money and the money is credited into your CPF Ordinary Account. After the sale of the flat, the grant is refunded back into your OA together with accrued interests and you can reuse the sum for the next property.

When you sell your flat, you don't need to return the housing grants to the government directly. However, the grant amount, along with the CPF funds you used for the purchase (plus accrued interest), must be refunded to your CPF Ordinary Account (OA) upon sale. This is likely why some people say they "returned" the grant—because it needs to go back into their CPF OA, not back to the government.

In general, you do not need to return the housing grant. You will only be subjected to resale levy if you purchase a 2nd subsidised flat like brand new EC or BTO.

The housing grant will be refunded back to you into your CPF account upon the sale of your flat. Hope this helps!
