Hi Dear ,
My husband is Singaporean 55 years old, i'm SPR 35 years old. We would like to sell our HDB flat , to buy new BTO HDB as We are 1st time to buy BTO. Our flat is about 300,000 and new bto is about 600,000. End up , We need loan bank 300,000 , so i can stand out to borrow or my husband as his age still can borrow . I'm house wife , but everymonth hav saving in bank .
Some more , we are 1st time buy BTO, and our income about 12k / month , so we will have any gant ??

Hi there,

1. Every Singaporean is entitled to one time grant or subsidized housing from the government. If you have gotten a CPF housing grant previously, you may need to pay resale levy. Therefore, you need to check with HDB if you have gotten any grant for your existing HDB. 2. If you are a housewife and not having any income/cpf, the bank may not provide you a housing loan base on your name. It is better that you check with the bank

Hi,

It is still possible to take loan if your husband is still getting employment income, but the loan tenure may not be long. Did your husband take any grant for the current flat? If not he may be considered a 2nd timer when applying for the BTO, and a half resale levy may apply.

Good morning Mdm,

It will be best to speak to a banker or apply via HDB website in regards to loan assessment before proceeding further cause you mentioned you are a housewife thus the loan weightage will lies more on your husband. With his age, he might or might be eligible for any loan even though your household income is $12k/ mth.

Secondly, he need to set aside basic retirement sum that is applicable to him if he has turned 55 years old before you can use the excess to buy the next property.

Lastly, i do understand you mentioned you guys are buying BTO for the first time but did you use any housing grants in your existing flat? If yes, resale levy will be applicable if you apply for BTO.

Yes, it is possible for you to apply for the BTO as a first timer.

I noted that your Husband is age 55 years now. Do take note that he will need to set aside his Retirement Sum before being able to utilise his CPF for his next house purchase.

As for loan matters, if you're intending to take up a HDB loan, you may wish to apply for a HLE first. Alternatively if you're looking at a bank loan, I will be able to assist you get an indicative loan amount.

It would be better to determine the following first to see whether you can afford the 600k BTO comfortably. We will first need to find out after the sale of your flat, how much cash and CPF will you be able to get back and what is the amount that can be use to finance the purchase.

Based on your husband age and income, we can determine the amount of loan that he is eligible for and with the cash and CPF from the sale plus your savings, we will know whether the BTO is affordable.

Hi,

1) Yes, you are right that your husband is still able to borrow a loan up to 65 yrs old so you don't have to be included in the loan application.
2) If this is the 2nd time you are buying an HDB flat, your husband should be able to get the 2nd HDB loan.
3) The income ceiling for the 4-rm and bigger flat is $14k, the 3-rm is $7k. Therefore it depends on which type of flat you intend to apply for.
4) For your case, it is recommended to apply for contra facility service offered by the HDB for BTO. So that you don't have to sell your current flat before collecting your keys for the BTO.
5) The sale proceeds will be used to pay for the BTO directly when using this contra facility.
6) There are only EHG & AHG available for BTO. EHG is for household income less than or at $9k, and AHG is for household income less than or at $5k. Thus you are not eligible for them.
