Hi, HDB prices has risen by a fair bit if you have been following the news, the recent $1.73M HDB sold at Queenstown area !

Regarding your question if it’s a good time to sell or collect rental from HDB (high rental yield) but it will also largely depend on what is your next move? Cos rental can be a long term game if not plan out right.

The recent transactions around Boon Tiong area range from $1M to $1.45M. Every unit is different so it will boil down to marketing strategy and condition of the sale too.

Need to understand each individual needs and situation and plan according in order to achieve the best of your current asset and cash flow.

In my opinion if your HDB is still relatively young in age, there is still potential room for upside even if you enter high, as Boon Tiong Road HDBs are hard to come by and are always in good demand. You should try to rent out and net off the cash flows with rental payable for another department
