Hi, currently in my 30 year old and planning to buy my own condo, salary monthly is $6000 self employed, cash on hand is around $500k.
What is the price of the condo i am able to afford and how many bedders

Assuming you are Singapore Ciizen. Since you are self employed, it is considered that your monthly income is $4,200 based on the loan assessment criteria, unless you have pay stubs to support your monthly income then a higher number can be considered.

With that, your estimated loan size is in the range of $470,000 and factoring in the stamp duty and other miscellaneous fees like lawyer fees and valuation fees, you can be considering to purchase a unit at price range of $950,000 in general. If you are looking at new launch, I am afraid you do not have much choices, but for resale unit, you can have quite a fair bit of choice depending on what is your objective in purchasing.

The above calculations are just an estimate and it is advisable to speak to a qualified banker to work out on your loan matters.

Hi,

For self-employed, banks will use the latest NOA as assessment. I assume your latest NOA filed was $72k. Based on the info shared, if you do not have any other loan installments, your loan attainable should be approx $450k. This plus the cash on hand, we should look at around properties around $930k range after factoring in stamp duties and legal fees. There are options for resale condo 1 or 2 bedroom if you don't mind the location or age of condo.

Hi,

For self employed, your income will be subjected to a haircut and therefore the loan that you can get as compared to a salaried employee is lower although the income level is the same. Based on my preliminary assessment, you should be able to get a loan of about 430k. However it is better to get a proper IPA done to confirm the amount.

With the confirm loan amount, CPF in OA (if you have) and cash savings, I can then assist you to come up with the financial plan taking into consideration the costs involved such as legal fees and stamp duties.
