Good morning,

Valuation needs to be done when you decide to utilise CPF OA funds or take up a loan.

It will usually be a desktop valuation if unit is subsale or new launch. Even there's desktop valuation for completed HDBs nowadays as well.

As long as you are purchasing a property with loan or CPF, you will require to have a valuation done on the property prior completion, regardless if it is new launch, resale or subsale. The bank's valuer will have their means to assess the value of the property, whether physically or on desktop. Hope the above helps!

Valuation needs to be done whenever there is usage of CPF or home loan required, regardless whether its subsale resale or new launch.

For sub-sale properties, typically a desktop valuation is applied and usually will be matched as long as the agreed price is not way above the norm. The bank's valuer will have their means to assess the value of the property, whether physically or on desktop

Before you purchase a subsale property, it is useful to find out the indicative valuation. From my experience, for subsale properties, usually banks will give a more conservative valuation.
