Hi can i know the selling range to sell a house in Bedok South Rd Blk 18, high floor. Condition not that good, reason of selling is because i am the administrator, i also can start selling the house soon, i can also select "intend to sell" in the portal. I just want to know the market rate of the house. Thanks

Good afternoon,

Sorry to hear about the situation, I hope you are managing well. I assume the unit is a 3-room Improved Type 65 sqm unit since a majority of Blk 18 is 3-room of that size. If the unit is of original bare condition, most probably you are looking at around $320k to $350k range for the flat valuation. I have transacted a few units in the east including Bedok area, and am still in touch with a number of buyers looking for flats in this area. I will assume your unit is a 3RM flat instead of 5RM.

There isn't much transactions after the announcement of cooling measures on 30 Sept 2022.

If we take whole year range, it might be between $300k to $355k.

Do take note that pool of buyers might be limited due to the property age. There are restrictions on the usage of CPF OA funds and HDB loan if the buyer is not 48 years old and above.

My team and I are dealing with an executor case at Clementi and also have a 5RM flat available for sale at 61 New Upper Changi Road.

Neighbours in the cluster are transacting in the range of about 350k for the past 6 months. A high floor unit is more attractive to potential buyers. Do not be overly concerned with the condition of the unit as the flat is an old flat and therefore there is a high chance that the new owner will renovate the place.
