Hi, can i find out the estimated selling price(including COV) of a 4-room flat at Block 641A Punggol Drive is worth now? I'm intending to sell but hearing that there will be more development around this region hence need to weigh the pros and cons.

Hi tohtoh,

Since May 2012, lowest transacted price for a low floor unit in Punggol Drive was $460k and highest transacted price for a high floor unit is $554k.

Are you currently staying at this unit? I believe a more appropriate consideration in your situation will be how are you going to utilise the cash proceeds obtain from the sale to efficient use. Bear in mind that should you require to purchase another unit after selling this, where will you be heading towards?

I have a friend who sold off her unit in a Yishun and upgraded to a unit in Bukit Panjang easily without utilising too much additional cash and loan.

Evening,

The current estimated valuation ranges from $470k to $510k with possible asking COV of around $45k to $70k. With Punggol being highly developed, it will attract alot of buyers at this moment as there might be limited sellers. But as newer units fulfill their MOP and intend to sell their unit into the resale market, there might be a higher supply which may affect pricing.

Est range price from 470k to 520k within 1 years transaction at punggol drive, depend for floor level and renovation.
Are you target for what price? COV is very subjective.We work in group at strong to advirtise seller property, need to help seller to get higher possible price.
Punggol is new town and many development area, but still many project can you looking eg:EC.
