2) Since you already own 1x HDB + 1x Condo; means you have 2 counts of property.
3) You will be subject to 15% ABSD (SC 3rd property) when you purchase this resale EC.

As long as you are not a foreigner, you can purchase a 5 years old resale EC as a 3rd property. However, the ABSD will still apply. If you are looking to purchase for investment, a resale EC may not be the best option that is available.
