Hi Myat Zaw Hein,

If you have met the minimum occupation period of your EC, you may purchase a private condo or resale HDB, however do take note that should you opt to purchase a resale HDB, you will be required to relinquish your ownership in the current EC within 6 months from purchase.

For purchasing of a private condo, Additional Buyer's Stamp Duty will be applicable if you retain ownership of the current EC, and maybe applicable even if you relinquish ownership of the current EC, depending on your citizenship and if you are purchasing it with your spouse who is a Singapore Citizen.

Hi,

Yes you can, as long as you have fulfilled your 5-year MOP for your EC.

However, do take note that you should you purchase a HDB resale flat, you will be required to dispose off all interests in private residential properties (both local and overseas) latest within 6 months upon your HDB flat purchase. This includes your current EC.

If you were to purchase another private condo, TDSR and LTV applies. You will also incur ABSD as this will be considered as your second residential property purchase.

If you own a resale EC, you may buy a private condominium. However, if you bought a new construction EC, you will need to meet the 5 years MOP. You can buy a HDB resale if you meet your EC MOP or if its a resale EC. However, if buy a resale HDB, you will have to dispose of your EC within 6 months of purchase.

If you buy a private condominium, Additional Buyer Stamp Duty (ABSD) will apply if you intend to hold on to your EC.

ABSD will also apply if your residency status is not a citizen.

Hi Sir
If you are referring to resale EC or the EC has reached 5 years MOP, you may purchase another private property subject to ABSD just like any other multiple property owners. For HDB, most of those that managed to retain their HDB despite owning a private property has bought their HDB before purchasing a private property. For private property owner like yourself, you need to sell off your EC within 6 months of purchasing a HDB resale. If you own an EC currently, you will be able to buy another condo while holding on to your current EC. However, you will be subjected to the Additional Buyer Stamp Duty.

If you were to purchase a resale HDB, under the current rules, you will need to sell off your EC within 6 months of the purchase.
