Hi, can i buy a resale HDB under my name? i am 50 year old, decoupled from my residential condo title. Our condo is under my husband's name. I would like to acquire a property under my own name.

Afternoon Ocean,

Decoupling is only applicable for private property without the need to divorce. However, being married, you will be required to include your spouse as essential occupier with the purchase of HDB. Given so, your spouse will also be required to remove his ownership on the private property within 6 month from the key collection of the HDB unit.

Hi Mrs. Chin,

Unfortunately no as you have to form a family nucleus (include spouse name) to buy a resale hdb. Decoupling is only useful for purchasing another private property under your own name.

You should consider a small condo instead if you do not have intentions to sell the existing condo away, as the current regulations do not allow you to purchase a HDB under your individual name. There are still a number of projects with affordable quantum available in the market. Would you be keen to look into these options?

To be eligible to buy a HDB, you will have to form a Family Nucleus meaning you will have to purchase it with your husband.

As such, you won't be eligible to purchase one under solely your name. Perhaps you would like to consider getting a brand new or resale private property instead.

May I know what's your intention behind decoupling?

Hi Mdm,

You can of course buy a HDB under your own name. But do take note that your husband will be needed to become the essential occupier of the HDB flat, as you will need to form a family nucleus for the purchase.

And by being the essential occupier, he is required to dispose off all interest in private properties within 6 months completion of the HDB purchase.

Lastly, he will be required to fulfill a 5-year MOP for the HDB flat before he can purchase another private residential property.

Is this what you're planning? Because if it's not, and you're looking to own 2 properties within the next few months, your only option would be to purchase a private residential property under your sole name.

Hi Mrs Chin,

Unfortunately, you will not be able to purchase a resale HDB flat under your single name as you are required to satisfy the family nucleus by purchasing it together with your husband. This means that your husband will need to dispose off the condo unit under his name which may not be your intention.

You may want to consider getting a condo unit to invest instead. There are projects which are able to give you a decent rental returns of more than 3%. I have done some analysis on some projects and would like to share with you further on these information and data.
