Hi, probably close to 99% of the resale HDB flats are selling without any cov.

Dear sir/mdm,

As long as you do your due diligence, you will be able to understand the market trend, it is unlikely you will be making an offer within the reasonably safe limits to avoid any COV.

Sellers, being sellers, will definitely target to sell above value, while agent's when pitching for listings, are likely to commit to try and sell above market value. As long as sellers are reasonable and serious about selling, the tendency of them selling within market price range will definitely be good. I have just conducted a sale transaction for my seller at valuation and also assisted this seller to purchase another HDB at valuation too.

There is no guarantee to buying a HDB flat without COV. But if you get hung up by it, you likely never buy.

In recent market trends, about 80% of HDB transaction did not require any COV. However with the current regulations where valuation is only provided after a buyer place an option fee(range from $1 to $1000), due care and diligence is required to ensure you did not purchase a property at a price too high as compared to recent market trends. Many DIY buyer makes the mistake of not doing their research beforehand and as a result forfeit their option fee when they could not afford the COV. Good morning Sir/ Mdm,

Yes it's definitely possible to purchase a resale HDB without COV.

But having said that, it will be best to practise due diligence and do own research before making an offer.

Recently my buyers were hit by $20k COV for a resale 5RM flat in woodlands even we done our research. We dropped that option and purchased another unit without COV instead.

Hi,
In today's HDB market, usually the valuation will match with the transacted price, if you purchase within the last HDB transacted price range. Therefore there won't be any COV incurred.
However, if you engage an agent to search HDB for you, there will be a 1% agent fee. Let me know your house criteria, I will be glad to serve you.
