Hi, can any of the professional expert provide some advice that me & my partner had shortlisted a resales hdb unit of $880k but my HLE/bank loan (IPA) is allow to loan only max of $480k. Can i know roughly how much we need to fork out using Cash & CPF to pay for the additional 400k? If not, how can i increase the loan amount?

you will need cash or cpf to fulfilled the balance of 400k .
on top of that . dont forget your stamp duty which amt to 21k that you can use the cpf to settle.

Dear sir/madam,

You will need to fork out the $400k in cash plus CPF to make up the shortfall, plus another 3% for the stamp duties and also prepare for miscellaneous admin fees like resale application, valuation requests and conveyancing fees just to quote a few. Even if you decide to switch to a bank loan, the loan amount will still be pretty similar as they assess your loan based on the MSR framework, and for bank loan, you can only loan up to 75% of the valuation.

Based on the figures provided, you will need to top up the shortfall, plus stamp duty, in Cash and CPF.

If you do not have sufficient funds, my advice would be to look for a lower-priced flat. It is very important to remain prudent in your property purchase and not over-leverage yourselves.

You have to come out with the balance $400,000k in Cash/CPF and stamp duty of around $21k also payable in cash/CPF. If you are a first timer, you will be able to enjoy first timer grant (grant amount depends on your pay) and use it to offset the price. I am specialised in HDB transactions. Hi,

1) Selling price = $880k, loan = $480k. Shorforth = $400k.
2) You will need to have a lump sum of $400k in CPF OA or cash or both combined.
3) Do not miss out on the stamp duty and legal fees; stamp duty = $21k, legal fees = $2k.
4) So you must have $400k + $21k + $2k = $423k before you could commit to the purchase.
5) HLE and bank are using MSR to assess your loan amount which is instructed by MAS. Therefore the amount they could adjust is minimal, properly only $10k~$20k to assist in your purchase after appeal.
6) You will be able to increase the loan amount if you have stocks, gold, or any valuable materials to show.
