Hi,
For HDB flat, you will not be able to sell with the tenancy, and must be sold with vacant possession and therefore you will need to ensure your tenants vacate the place before the HDB completion date.
We may time the end of the lease together with the sale completion date or request the tenants to move out earlier if there is a clause in the contract which allows you to break lease early.
No side agreements will be recognized by HDB and potentially violating the regulations, you will need to follow the official hdb procedures to be able to have a smooth resale transaction and can be approved by HDB.
