Hi,

Both of us are Malaysian PR(age 33), would like to know the procedure of buying a condo.

1. 5% in Cash
2. 15% from CPF

Can Stamp duty and legal fee being paid from CPF?

How much loan can we borrow? 80%?

Hi,

Typical breakdown for 1st purchase for SPR as follows:
Cash 5%
CPF 15%
Max bank loan 80%
Stamp duties (ABSD+BSD) and legal approx 8%

Max loan attainable depends on your age, income and credit profile and any outstanding loans at the moment. Typically, you need to pay cash first before you can reimburse the stamp duties amount from your CPF OA (if OA monies are sufficient). May I know if you are looking at new or resale condo?

You are right on point 1 and point 2.
Stamp duty and legal fee can be paid using CPF fund.
Maximum loan amount is 80% of the purchase price or valuation, whichever is the lowest.

Stamp duty and legal fees can be paid by CPF provided there is sufficient in your Ordinary Account (OA).

I would require more info from you to advise you better. Such as number of bedrooms you are looking at, location, older or new condos, price range, etc. I have just assisted a Malaysian PR couple who has been renting for a few years to purchase a condo within their comfortable price range and walked them through the entire transaction.

As a buyer of Private Property, there will be no agent fees payable but you will have me to advise you every step of the way and assist you to secure the best unit.

Dear Sir/Mdm,

You are right about the 5% cash and 15% CPF. However, during your financial planning process, you will also need to take into account the stamp duty of about 3% and the Additional Buyer Stamp Duty of 5%. Stamp Duty and legal fees can be paid by CPF, however, in most situations, you will need to pay in CASH first before reimbursing from CPF.

IF it is your first property, you will be eligible for 80% loan. As to the time line of the purchase, there will be a slight difference between buying a new development and a resale one.

Good morning,

As SPR buyer, you will need to buffer fund aside for 5% ABSD, payable by cash. You can obtain maximum of 80% loan where 5% down payment have to be made by cash and 15% can be made using CPF. Legal and standard stamp duty can be made using CPF.

15% can be from CPF, if insufficient, to top-up in CASH.
Up to max 80% loan, subjected to your TDSR requirements.
Approx 3% Buyer Stamp Duty (Can be paid using CPF)
5% Additional Buyer Stamp Duty (Can be paid using CPF)
Legal Fees approx $2500 (Can be paid using CPF)
