It is subject to your agreement with the agent. Even if not 50%, I suppose if you are able to reimburse the agent for the marketing costs until the supposed sale which buyer didn't exercise still require efforts and costings, it can still be considered reasonable. Hi Sir/Mdm,

You may take a look at the OTP or the agreement that you signed with your agent. If this clause is stated in the agreement, then I think it is fair to compensate the agent since the agent would have invested time, efforts and resources into the marketing and usually it is not the fault of the agent if the buyer fail to exercise the option.

My answer with regards to your Question :

Not necessary . Depends on the terms of agreement you endorsed on the document .

But usually seller okays to give 50% of the option fee for such failure to exercise option as you described for 2 main reasons :
(1) without seller agent spend considerable amount of advertisement fees > such buyer won’t be existed to come too esp if it is via seller agent marketing efforts Which is costly/ not cheap to advertise in property guru too .

(2) it further motivate seller agent for continue work hard to bring other buyers to you too .
