Hi,

Buying on joint names means both CPF OA can be used for the purchase, and both incomes can be recognized for the home loan application. It also depends on the stamp duties applicable, some cases purchasing under one's name a lower stamp duty rate applies. Also on a psychological level some couples prefer to purchase jointly for personal assurance. It depends on your objectives and requirements, different strokes for different folks.

The only disadvantage I can really think of when purchasing alone or as joint owners for married couples is when matrimonial disputes arise. Otherwise, it is a subject of how you would like to structure your portfolio and wealth management moving ahead, future proofing and safeguarding your children (if any) since there is a recent DBS report indicating that average prices for new homes will hit $2900psf by 2030.

There is no definite answer to your question, as different Buyers can have very different family profile. For example, young couple purchasing a their first home may wish to purchase under Joint-Tenancy so it is probably going to be their biggest purchase in their lifetime till date. Whereas an experienced real estate investor may choose to purchase under sole name as they look to restructure their property portfolio.

In my opinion, it is better to purchase under a single name so that you can save the other name to purchase another property without incurring the Additional Buyer Stamp Duty in the future.

However, if you wish to use both your CPF, you can also structure the purchase such as one party will be able to exit easily in the future.

Thanks for the question here on AskGuru.

What you are referring to is the manner of holding for real estate which is either Joint Tenancy or Tenancy-In-Common.. It would not be a simple, yes-no answer but I would reckon that you engage someone who is experienced enough to share with you the implications of legal manner of holding.

I have managed to share and assist a couple to do a structuring according to their needs. The lady wanted to buy the property alone such that her partner would not be involved in the purchase and hence they can buy another real estate in future. However, her income alone cant get the property that both of them wanted.

What I did was to advice them to structure the purchase together and doing a tenancy in common shares structuring. From there, I instructed the lawyer accordingly to ensure that the cost of removing the ownership of her partner is reduced drastically such that both of them keep the possibility of investing in real estate without paying the hefty ABSD for the future.
