Hi,

1) Most of my clients will start their selling process around 2 months upon confirming their key collection date.
2) Because the whole paper process will take about 3 months to complete. Thus it is not too early to put up for sales 2 months before key collection.
3) You may apply for BTO once you met the MOP of the current flat.
4) If your current flat is a BTO/SBF or resale flat with a grant you will be subjected to a resale levy.
5) You have to pay this resale levy using cash only. Of course, you can also make use of the cash proceed from the selling to settle this.
6) But note that you can only collect your key upon paying up this resale levy. Thus really depend on your financial capacity over this matter.

7) Regarding the mortgage portion, you can either make use of the HDB loan or bank loan.
(a) HDB loan: 10% down payment, 90% LTV
(b) Bank loan: 25% down payment, 75% LTV; down payment of 25%, 5% must be in cash.

8) If this is your 2nd HDB loan, 50% of your cash proceed will be used to finance your BTO. Thus you have to manage this properly especially if you have a resale levy that needs to pay.

Dear Sir/Mdm,

I just assisted my client to transit smoothly from their flat to a their new BTO last month. For the timeline, it was planned in such a way that he can use his sales proceeds from the sale of the current flat to purchase the BTO and he gets to stay in the current flat while he renovate the new BTO flat. Under this arrangement, he is able to minimise his cash outlay and not need to move to an interim place to stay.

Hi,

If you need the sale proceeds from current flat to be able to collect the keys to the BTO, you may need to start marketing the place for sale first and do the sale completion first. We can time the transaction such that there is an extension period after your sale completion while you can take the time to reno the BTO. We can then handover your current unit after your BTO is ready for move in.

Yes you may collect your BTO keys first and then sell your resale within 6 months of key collection. However you need to ensure you have sufficient funds to finance the purchase of your BTO without selling your flat first. If not, you have to sell your flat first in order for you to use your proceeds from the selling of your flat to purchase a BTO. I have experience assisting various clients in transitioning smoothly to their BTO by selling their flat first but without they needing to settle for a temporary place of stay. This is made possible through a very careful timeline planning as transitioning from a resale to a BTO is not as easy as transitioning from a resale to another resale. If you have sufficient funds to finance your BTO flat purchase, you can choose to collect the keys and then sell your current flat within 6 months.

However, if you require the sale proceeds from your current flat, then you will need to sell it off first in order to finance the purchase and collect your keys.
