Hi any expert here who can assist on below question. I wish to acquire private property and im currently under MOP left 18 Months and would like to appeal HDB for early MOP to acquire private property without selling my current HDB. Reason to buy private property is purely for own staying purpose, especially for my parent who are renting the house currently (they are not eligible to buy any flat).

Im able to stay in my current HDB and serve the remaining MOP 18 months, no issue with me. The private property is mainly for my parent to stay. Anyone has similar cases , also appeal to HDB before and gotten approval on this?

Hi,

Sorry to inform you, based on your described situation, it is highly unlikely that you will be given the approval to purchase another property while you're still serving your MOP.

You may wish to purchase the property under your parents names instead, as they are not bounded by MOP.

Good afternoon Sir/ Mdm,

You can try to appeal but chances are very slim. I had encountered HDB waived off MOP for cases like divorce, family issues etc but not for acquiring of private property yet.

You mentioned your parents are not eligible to buy any flats? They are foreigners?

If not you can opt to buy private property under their names.

Hi,

The appeal chances will be slim as usually approval is sometimes granted for special circumstances cases such as divorce or financial hardship. One method could be to purchase under your parents names if they have yet to purchase another property or not bounded by the MOP period.

Hi,

I'm sharing my opinion based on your situation.
1) It is highly unlikely the HDB will approve based on your situation.
2) Your parents can always stay with you till you meet your MOP.
3) You can use cash to purchase using your parents' name.
4) If you planned to take up a mortgage loan to buy for your parents and still serving existing mortgage. You have to be aware that the max 2nd mortgage loan you could get is 45% LTV only.

Dear Sir/Mdm,

HDB will not be able to approve such a reason because once HDB gives the waiver for such a reason, other owners will also appeal based on this. This approach do not make any financial sense as well because if you were to purchase a 2nd property, the ABSD would be 12%, which potentially is more than the 18 months of rental that your parents can use to rent a place.
