Hi, an agent helped us look for condo units in a particular area, and we visited a number of units over several days together, but none of them was suitable. I am now reconsidering some HDB flats in a different area, and was thinking of discontinuing this agent’s service, and just do the transaction ourselves. In this case are we expected to pay any commissions to the agent for the service rendered? We feel a bit bad to have wasted their time.

Hi, if you feel bad, then you could give a token amount to this agent for all the past help that he had rendered to you .

There is no right or wrong answer here. From your entry of details, I have felt a great appreciation that you are not taking the agent's role for granted therefore as what Aaron has mentioned, perhaps a small token for the agent who has shown you around could be great.

More importantly in your home search, have you already worked out the plans proper before you decide into HDB? I am assuming you are in your prime age right now where your earning capacity should be improving or at its peak, and this is the window of opportunity where you should fully utilise to grow your portfolio.

I'm glad to hear that you are someone who can appreciate your agent's effort and time spent.

My suggestion for you would be to check with the Agent if he/she is familiar with the location of the HDB flats you're looking at, and also if he/she is proficient and experienced in handling HDB transactions.

If he/she is experienced in HDB transactions and happen to familiar with the location you're looking at, then you could consider appointing him/her to act for your purchase of the HDB flat.

Commission is negotiable, and I believe you can work out a comfortable sum for both parties.

I am experienced and well-versed in both private and HDB resale transactions. My area of focus is mainly in Central/Queenstown/Bukit Merah/West region. If these areas happen to be where you're looking at.

While I am blessed to have transacted several "million-dollar" HDB flats over the past 1-2 years, with many others in the $900k+ range while representing my Sellers, I have also helped many Buyers purchase their HDB flats at record low prices. It depends on whom my Client is, and I will always act in their best interests. I will be able to assist you should your agent is not familiar with the HDB procedures.
