HI all, would like to ask, 16 months to MOP and looking to get a second property upon MOP. Question: When is the best time to start looking for new house? i.e one month before MOP, 3 months before MOP etc.. Also for financial calculation i.e how much loan can i take etc when is the best time to start preparing? Understand too early for now but better start planning. Thanks

Hi,

Typically 3 to 4 months before MOP period is up is a good time to start as you can take the first month to find out the finances and calculation to ascertain the comfortable budget. Do note ABSD of 12% applies if its Singaporean purchasing 2nd residential property, and for 2nd housing loan, only max 45% of Loan to Value is available. There are also potentially restrictions in the CPF usage for 2nd property.

Hi Sir/Mdm,

I would recommend 2 months before your MOP to sort out your finances and also sourcing for suitable units. If you start too early, you wont be able to commit because of your MOP.

Hi,

1) Best time to start looking for the 2nd property would be around 2 months before MOP.
2) The reason is you are not allowed to place any deposit until you meet your MOP.
3) If you have an existing mortgage loan on your current HDB flat, you can only get a maximum loan of 45% of the Loan-To-Value (LTV).
4) If you have fully paid your current HDB flat, you will then can get the maximum loan of 75% LTV.
5) You have to prepare a minimum of 5% cash and 20% cash and/or CPF for the next purchase.

6) Timeline of payment:
(a) Buying resale private property: 1% deposit, within 14 days exercise the OTP (4%). Within 14 days pay buyer stamp duty after exercising. 3 months (from option date) completion 95%; 20% cash and/or CPF, 75% loan.
(b) Buying Building-Under-Completion (BUC): 5% cash deposit, 5th week exercise the OTP, 7th week pay buyer stamp duty, 8th week 15% completion. 6~9 months later pay 5% upon completion of the foundation. The rest shall be handled by the bank, assuming you get a 75% loan.

Hi,

You can only commit to another purchase once you had met the MOP of your current HDB flat. Hence, I would say you can probably start your search about 1 to 1.5 months prior your MOP.

Do take note that ABSD (12% for Singapore Citizen) applies for second residential property purchase. Also, LTV will be 45% instead of 75% if your HDB is still under mortgage loan.
