Hi All,

We will be completed our 3rd year on MAR 2023 for SG PR and looking to purchase a resale HDB. Looking for advise on the following :

1. When will be the right time for us to start house viewing , given that we can only initiate the overall process after MAR 2023 ?
2. Both myself and my spouse has a property under our name , however my parents is currently occupying the property which make it difficult for to dispose the property.
What will be recommended options ?
3. Should i request for IPA from the banks now or wait till the completion of my SG PR 3rd year cycle ?
4. How long does it takes for the overall purchase for resale HDB to complete ?

Appreciate the guidance on the above.

Good morning,

Yes it is a good time to commence the house search and get an indication on the attainable loan IPA now, as it takes time to process as well as to find something suitable. May I know the your existing property is a local or overseas property?

The HDB processing takes approximately 3.5 months from 1st deposit to legal completion ownership transfer. The seller may require extension of up to 3 months hence it could be 6.5 months before you get the key to your unit.

Good morning,

Do seek HDB approval to keep the overseas property BEFORE you purchase a resale HDB.

You can do loan assessment and viewing at the meantime but only commit to a purchase on or after 3 years of SPR status is fulfilled. The process might take up to 4.5 months (3 weeks option period, maybe 30 days resale submission period, 4 to 6 weeks application approval period and 8 weeks completion period) not including any extension up to 3 months.

By the way do take note that you are running a risk that you have to dispose off your overseas property within 6 months from purchase completion date without obtaining hdb approval first. Alternatively will to transfer the property to your parents.

Good evening,

Sorry to clarify on the comment I replied this morning.

Due to the introduction of 30 Sept 2022's cooling measures,

private property owners (be it in Singapore or overseas) have to dispose off their private property first and observe a waiting period of 15 months before they are eligible to purchase a resale HDB unless they are 55 years old and above. They will be eligible to purchase a resale HDB up to a 4RM flat.

If you guys are 55 and above, my morning comments will apply. If not private housing might be your only option.

All applicants and occupiers listed in the resale application:

Must not own or have an interest in any local or overseas private residential property; and

You mentioned that you already have an existing private property? If so, you are not eligible to purchase a HDB flat.

Based on the latest measures, you will need to dispose off the private property, then wait out a 15 month period before you can purchase a resale HDB flat.

Alternatively, you may wish to consider purchasing another private property instead. Do take note that ABSD may apply.
