Hi All,
My spouse will be buying a resale HDB putting her name as the owner and I am the occupier.
Can I at the same time buy a private unit after she purchased the resale flat?

Will there be any stamp duty or other fees which I need to pay?

Hi

All owners and occupiers listed in the flat can only invest in private residential property after the MOP.

Hi,

I assume you be classified as an essential occupier and so you only be eligible to purchase a private property upon the MOP of the HDB flat which will be 5 years later.

Hi Sir,

Yes, your wife can purchase a resale HDB under her sole name, with you as the essential occupier.

However, as the essential occupier, you will be required to fulfill the 5-year MOP before you're eligible to purchase another property. This means that you're not able to purchase a private property until after 5 years later.

Stamp duty payable will be dependent on the rates at the point of purchase (5 years later).

Hi,

HDB will need both your names to be included in the resale application, with at least 1 owner and 1 essential occupier, as both of you are considered married entity family nucleus. As you will need to be included as the essential occupier for the resale HDB flat purchase, you will need to fulfil the 5 year MOP period as well before you are eligible to purchase the next private property.

If you wish to purchase both and stay one and rent out the other, it may be better to buy private properties under individual names.

Dear Sir/Mdm,

For your case, you will become the essential occupier and will need to observe the 5 years MOP as well. After 5 years, you will be able to purchase a private property and not be liable for any Additional Buyer Stamp Duty!
