Hi all, my girlfriend and I would like to purchase a HDB resale once we get married. However, her parents have bought a private property under her name. I would like to ask if we are still eligible for the CPF family grant of 40k to 50k in this case even after we dispose the private property before we purchase the resale?

Hi,

1) One of the criteria of eligibility of family grant is "Do not own other property locally or overseas, and have not disposed of any within the last 30 months".
2) Thus for your situation, you are not eligible for any family grant until 2.5 years later assuming your girlfriend dispose of the private property under her name.
3) One of the main reasons to apply for a grant is to assist the young couple to purchase their first flat in the resale market.
4) However, if your financial status is sufficient to purchase without the grant, you may consider not applying for it now.
5) Because once you make use of this facility, you are considered to enjoy 1st subsidized from the gov.
6) Disadvantages of applying for it now:
(a) You lost your 1st-time privilege in future BTO applications.
(b) You are subject to a resale levy in the future when you purchase a BTO or EC.
7) Buying a property is important that you take into all considerations of current and future plans.
