Hi All,

Me and my wife both are Singapore PR and currently owned a 1BR condo for staying, we are planning to upgrade from 1BR condo to 2BR condo for staying also, how will the ABSD count or any timing restriction on the settlement? We noted if owning 2 condo at the same time will subject to higher tier of ABSD for Singapore PR but we do plan to sold of the existing 1BR after we move over to the 2BR so we wish to minimize the ABSD to 5% on the 2BR condo if possible.

Dear Sir/Mdm,

Yes it is definitely possible to minimise the amount of ABSD to 5% as long as we time the sale and purchase concurrently with the sale first and immediately followed by the purchase.

Besides avoiding the higher tier ABSD, we must also plan and ensure that you can minimise your cash outlay as well as transit from your current place to the next one smoothly and seamlessly without the need to find an interim place to stay.

Hi,

Yes it is better to have get the exercised OTP of your current condo done first before getting the exercised OTP of your next property. This is to minimize the ABSD payable as for PR families there are no ABSD remission.

Dear Buyer,
The best and easiest way to upgrade is to sell first and buy later. Whilst you are selling, you can put in a clause that you want to stay for an extra 1 or 2 months, so that you do not have to move to a temporary location whilst renovating your new property, if at all. this way you pay the no more than the 5% as a PR.

One the OTP is exercised, you can commit to a new property, renovate it and move in with the least hassle. I can arrange everything nicely.

Yes, it is possible. You will need the Buyer of your condo to exercise the OTP before you exercise the OTP for your purchase to avoid paying the ABSD for second property.
