1) Are you aware that by selling your flat now, you might be subject to a 8% SSD (Seller Stamp Duty)?
2) It is important that you call IRAS to have a confirmation over this issue.
3) This is not a joking matter. Think that if you have to suffer from selling back to HDB at a lower price and subject to this SSD.
4) By right, in a private property SSD is counting from the date you signed the Sale & Purchase agreement. So, likewise, it suppose to count from the date you signed the Agreement for Lease.
5) But, HDB flat lease only starts counting from the date you collect your key, unlike the private where the lease starts from the date the developer took over the land.
6) Therefore, it is important that you find out the facts first before diving into it.
7) There might be chance of success if the separation is due to something serious where a life could be threaten without doing so, something unbearable.
8) Yes, it is possible to get a 3rd HDB loan. But, the interest rate will be tagged against the market rate (usually higher) instead of the current 2.6%.
