Hi all,

In Mar 2017, i engaged my friend cum real estate agent to sell my house. We did the resale checklist by salesperson back then. Then in May 2017, she started mia without answering my call or replying my messages.

My questions if i wanna the start selling again, how do i cancel her resale checklist? Or do i need to cancel hers in the first place?

Hi, you could start appointing other agent to market your unit anytime without having to do anything with the previous resale checklist as it will automatically be voided 6 months. I would be most glad to assist you further and pls feel free to let me know if you need any assistance.

You could simply engage another salesperson, as resale checklist has to be continually updated every 6 months regardless of who is marketing your unit. In such transactions, it it essential you look into engaging an agent whom skills and knowledge you are confident in and whose working style you are comfortable with. Perhaps we could meet for an in obligatory discuss for me to shed some insights on the market , provide some recent transaction caveats and sales / purchase report for your understanding , share more on the marketing strategies and techniques for your unit as well as compute your financial sums and establish your financial timeline. All these aspects would give you a fundamental understanding of the transaction. I have transacted many of such deals with my clients and the most high profile one was when I sold a EM at a record price in Bishan which was published in the Chinese Newspaper (article available upon request). There is no requirement for you to cancel the checklist. You can just go ahead and engage another salesperson to assist you in the sale of your HDB flat. Do take note that the salesperson will have to go through the same checklist again.

There is no requirement to cancel the resale checklist, no action is required. Resale checklist is just the 1st step and part of the resale process for you to understand the procedures, it does not mean you have to go through with her for the sale.

I am also sorry to hear that you are going through such things. Basically there is no need to cancel the resale checklist and you can just do another resale checklist with another real estate salesperson. As for the exclusive, clients can always cancel the exclusive by sending an email to the company with valid reasons. An exclusive can only last for 3 months so since you mentioned that you engaged her services in March, then by right the exclusive would have also expired. Hence you will be free to appoint another agent to assist you in your sale.

What is strange here is that your agent went missing and never responded to your calls and messages. Although I have to say that over my years in this industry, I have seen all sorts of agents but there is really no reason to avoid you altogether. Maybe you can try getting your friend or relative to give her a call. Of course we will hope that the reason that she is not responding is not because something had happened to her.

From what you have mentioned, your property would have been on sale for close to 4 months already. It will definitely be a good idea to revisit the whole process to see what went wrong which resulted that the house is still not sold. Once a property has been on the market for a while, the sale becomes tougher and we really need to re-strategize everything.

What I would suggest is that we can actually meet up for a chat. We can take this opportunity to see what went wrong and hopefully the sale can still go through smoothly at the end of the day. No worries as there are no obligations at all and we can really just take it as a chat and also take this opportunity to answer whatever queries you might have too. Over time my partner and myself have served many clients and many of them have became our friends. We have always placed our clients in top priority and thankfully we were rewarded by winning the SAEA Best Client Service Silver Award in 2014 on the national level.
